Burgas has overtaken Sofia in house price growth. Buy now or wait?

Housing in Bulgaria got almost 15% more expensive in a year, and Burgas rose fastest of all. Here is what is happening after the switch to the euro, and what it means if you are thinking about a flat by the sea.

I have to admit: when I saw the latest figures from Bulgaria's National Statistical Institute, I read them twice. We are used to Sofia being the country's price champion. But in the first quarter of 2026, homes rose in price fastest in Burgas, the city where I work.

What the numbers say

So growth is not the same everywhere: money goes where there is the sea, work and life.

The euro is here — what next

Bulgaria has used the euro since 1 January 2026, and joined Schengen a year earlier. Many expected prices to shoot up even more after that. But market analysts believe the euro effect was mostly priced in during 2025, when people rushed to buy "before the euro".

In Q2 2026 there were fewer deals than in record-breaking 2025. But compared with the start of the year, deals in Sofia, Plovdiv, Varna and Burgas grew by 18%. Experts describe this not as a crash or a bubble, but as the market calmly finding its balance.

The market has not frozen — it has simply stopped running.

One more interesting detail: about 60% of deals in recent months were made with a mortgage. That means it is not only cash investors buying, but ordinary families too.

What this means for buyers

If you are thinking about a flat in Burgas or on the coast, this is how I would look at it:

  1. Don't wait for a crash. The market has calmed down, but prices are still rising, just more slowly.
  2. Choose quality, not just square metres. What gains value now is what is genuinely convenient: close to the sea, in a good area, in a well-built and well-managed building.
  3. You can negotiate again. With the rush gone, buyers have time to think and to discuss the price.
  4. Count the life, not only the price. The euro removed currency risk, and life by the sea in Bulgaria is still noticeably cheaper than in most of Europe.

My conclusion

Burgas is no longer the "quiet option" — it has become one of the most sought-after cities in the country. If you are buying for yourself, that is a good sign: the city is growing. If you are buying as an investment, it matters to choose the right property, not the first one you see.

If you like, I will find options in Burgas and on the coast within your budget, and tell you honestly what is worth the money and what is not.
